ABOUT THE PROJECT

It’s a traditional building from the early 1900’s. The building was extended in 1931 on the basis of Jaroslav Pelcl’s designs. The reconstruction of the building will maintain the original elements to the maximum measure so genium loci of the Art Nouveau building would be preserved. In this building you will find a shelter after a long day. It’s a place for everybody who is down to earth and not afraid to dream a little at the same time. The place is practiacal and modern however is still full of tradition and inspiration.

You are in the centre of the city but at the same time surrounded by nature and magnificent views of Prague.​

Materials of the highest quality were used in the restoration of the project. Every flat has a cellar. The lift is also to be found in the building.

The building is located near Bezruč’s Gardens (Bezručovy sady) where you can enjoy sunsets or stop by Kafárna for a piece of talk. In this area there are also Gardens of Čapek Brothers (sady Bratri Čapku) or Gardens of Svatopluk Čech (sady Svatopluka Čecha). In 5 minutes you can reach the metro station Jiriho z Podebrad and in 7 minutes the metro station of Namesti Miru. Every other community facilities are within walking distance.

The communal interior is under a protection of a historic preservation. That is why the original and historical elements are preserved and restored. An entrance hall is decorated with an original stucco and marble veneer. The hall is dominated by a crystal chandelier that was historically part of the hall. The pavement was made using methods that were used in the 18th and 19th century. An original stamp was made for the making of the tiles. In this way the historical shape, proportions and coloring was maintained. The staircase has historical decorative railing with wooden handles. The balcony’s doors are the original ones with sanded glass filling.

Lime-cement plaster with washable and breathable paint in the color RAL9010.

Plasterboard ceilings will be in all rooms and bathrooms.

Replicas of current casement windows made by a certified manufacturer are made in the profiles of the original windows and reinforced with thermal properties by using double glazing.

Doors 1NP to 5NP (historical flats)
In many cases, the double doors in the apartments will be kept original – refurbished by a certified joiner and installed in their original place. Where it is not possible to use refurbished doors, replicas will be made.

Single doors will be made as replicas.

Doors 6NP+7NP (modern flats)
Smooth, rebateless doors with hidden hinges and wooden frames. Hardware in the design of a handle-handle, for solid doors from a cylindrical rosette.

The bathrooms have toilet rosettes with a toilet lock.

The entrance doors are in many cases kept original. Those will be repaired by a certified joiner. Where it is not possible to use the original ones new ones, replicas, will be made.

For the kitchen, outlets will be prepared for fitting the line as well as preparation for a hood with a discharge to the chimney.
